The study area currently contains a mix of older residential and commercial uses, a regional entertainment venue in Six Flags Over Georgia, and a multitude of industrial uses. However, these uses are not integrated and potential conflicts arise among competing uses. The team analyzed market support for housing, retail, office and industrial employment, identified barriers to development, and researched the role of available economic development tools and incentives in attracting investment and fostering economic revitalization.
The overall purpose of the Six Flags LCI study is to develop a master plan that includes multi-modal transportation options with existing and new land uses, including mixed-uses, and ensuring compatibility among the various uses. The report contains recommendations to improve the multi-modal transportation balance in the area, which will address bicycle/pedestrian infrastructure, access to public transit and efficient freight movement. Additionally, the study will provide guidance in the development of programs and incentives to induce quality sustainable development to meet the needs of future residents, employees and visitors while improving public safety.
