For the City of Methuen, MA, EDR Group (under contract to Taintor and Associates) conducted a market analysis of the city's downtown area. EDR Group staff interviewed property owners and other key local and regional stakeholders, combining the findings with public and proprietary data to establish a recent economic history, determine existing conditions, gauge the overall development potential of downtown Methuen and identify potential opportunities.
EDR Group identified growth opportunities within strong downtown Methuen business sectors and currently underserved sectors. In these contexts, EDR Group identified key underused sites in the downtown, determined likely and desirable reuses of each site and documented the potential promises and constraints of each option. Actions required to implement each reuse option were suggested, focusing on implementation of a downtown riverfront strategy.
